* Cancellations: Cancellations made prior to 60 days before arrival are subject to a $25.00 non-refundable fee. Cancellations made within 60 days of arrival require full forfeiture of rental amount. We reserve the right to cancel any reservation or substitute rental homes due to circumstances beyond our control. There are no refunds due to natural or man-made disaster, electrical blackout, loss of telephone service, or any event beyond Discover Sunriver's control.

* Rental Deposit: We require half of the rent amount as a deposit to book the home (does not include taxes and cleaning). This is required at the time of booking. Balance of rent is due 60 days before arrival and is not refundable if dates are shortened or cancelled and will be automatically charged to your credit card. You will automatically receive a confirmation by email and a hard copy in the mail. The $150.00 refundable security deposit will be refunded to your credit card within 5 business days of your departure provided no damage has been done to the home.

* Minimum Nights: Unless noted in the property's description, we may adhere strictly to minimum night stay requirements during certain time frames and reserve the right to cancel your online booking if the following minimums are not met:
o Three-Night Minimums: Labor Day Weekend, Memorial Day Weekend, President's Day Weekend, Thanksgiving week.
o Five-Night Minimum: July 1 Through August 31, December 17 through January 2.

* Non Smoking: All homes are non-smoking, unless otherwise noted in individual descriptions.

* Lost Keys: There is a $25 charge for each key that is lost or not turned in upon check-out.

* Pets: A nonrefundable per-pet fee in the amount of $35 is charged on occupants of pet-friendly homes who bring pets.

* Maximum Occupancy: The maximum number of guests per unit is established per Deschutes County code 5.12.020 & 5.12.060(C). Maximum occupancy limits are strictly enforced. If maximum occupancy is exceeded, you will be asked to vacate the property and forfeit any rental payments.

* Rental Payment: Final rental payment is due 60 days prior to arrival. Payment may be made by traveler's checks, bank money orders, cashier's check, cash, personal check or Credit Card (we accept VISA, MasterCard & Discover).

* Linen/Maid Service: Daily maid service is not included in the rental rate but is available upon request for a fee. We suggest you bring pool towels, as we do not permit towels or linens to be taken from the unit.

* Cleaning Fee: All units have a non-refundable cleaning fee.

* Miscellaneous:
1. You must be 21 years or older to reserve a vacation rental.
2. No rentals will be made to vacationing students or singles under the age of 25. Any reservation made under false pretenses will be subject to forfeiture of advance payment of rent and deposit, and the party will not be permitted to check-in.
3. Pets are NOT permitted in rental units unless noted. No exceptions will be made - forfeiture of security deposit.
4. We reserve the right to substitute your vacation rental.
5. A minimum stay is required and varies according to season.
6. Rates subject to change without notice. Other restrictions may apply.
7. Amenities & appliances (such as Hot-tub, washer/dryer, TV/VCR/DVD, refrigerator, etc.) are subject to down time for repair or maintenance.
8. A room tax and recreation assessment of 16% is collected on the total rental amount.
9. Check-in time is 4:00pm. Check-out time is 11:00am.
10. Office hours, Monday thru Saturday 8 am - 6 pm. Sunday 8 am - 5 pm. Extended hours during Holiday time periods.

Awesome Home! A guest from Blue Lake, CA recommends this property. Stayed for 9 days in July, 2012 This was our fourth year staying at #17 Golden Eagle. We love it there. The location is perfect and we always see an array of wildlife. We usually stay a minimum of 10 nights. It's like home away from home. Our only complaints are... the bed in the downstairs bedroom squeaks pretty bad. My parents, who are in their mid eighties, stay downstairs and they wake each other up when one moves or has to get up. I put a dishtowel between the mattress and the plywood which helped a little bit. The upstairs bedroom with the sink, has a bed as hard as a rock. It also squeaks a lot. Would be very nice if they could replace these two mattresses, as they seem pretty old. The only other complaint is the carpet downstairs near the kitchen could use a deep cleaning. The house was good , but it could use some blinds in the living and dining room. The balcony in the front upstairs bedroom needs some repair. We enjoyed our stay especially seeing the otters and deer behind the house. We will be back to Sun River and will rent again from Discover Sun River. Having plenty of bikes was great too. The twin bedroom was a little short of space, but the upstairs family room area provided the extra space needed. Great kitchen with all pots, pans, dishes, plates, utincles,etc. met almost every need. We could have used more items such as plastic wrap, left-over storage; things that guys don't think of. Two refer/freezers-primo! Hot tub- same. 5 bicycles- more and better quality than my three previous stays in Sunriver. The small Teac sound system was wonderful. It handled our ipods well, sounds great, easy to operate. WIFI great too. We also had a dinner at the home with three other teammates and spouse. Ample room for everyone. The only bad thing was the weather. If you have a better connection with the heavens than we, please let us know so we can ask for your assistence for next trip there. Nice place but... A guest from Azle, TX recommends this property. Stayed for 3 days in November, 2011 Nice kitchen, new appliances, audio/visual old. I entered the house, put the keys on the table, locked the door I came in out of habit, went to the garage, pulled in the car, high 20's and snowing. When I tried to open the door into the house from the garage, the door latch was locked and I was stuck outside, in a very remote location of Sunriver.Cell phone on the kitchen table, alone, locked out, cold, snowing and I had no way to contact the rental agency. I had the car keys and my wallet was in the rental car. So I got in and out of it to stay warm while I tried to figure out what to do.Friends were on their way. After I thought about it, I tried to call through the bluetooth in the car, it connected with my phone on the kitchen table. My friends were able to contact the rental agency. The person sent to unlock the house arrived from La Pine and I tipped him nicely. I got back inside and examined the handset on the door, the locking mechanism was jacked. You could move it around and the door was locked from the outside no matter where it was set. You'd move it again and it was unlocked no matter what position it was in. It was faulty and in disrepair and it posed a serious problem because there was no one around, the agency was closed and it was dark, snowing and cold. I spent quite a bit to rent this home and this was how my experience began. It wasn't simply that I locked myself out of the house; the door lock was faulty and in disrepair. When I mentioned it to the representative as I checked out, there was feigned interest, but she wasn't listening to what I said. My visit was over, already paid for, and the phone was ringing with no staff to serve new guest, so I don't believe it was written down for repair. If you rent this house, do not trust the garage door lock and keep a house key with you whenever you leave.The only other thing is that the spa is very small. The house was perfect! We loved being on the water and the price was good. The house actually looks better than the pictures. Check in lady was great. So things to fix: tv was pretty small, had to walk through a bedroom to get to the down stairs bath, downstairs bedroom advertised as a master and a den, but it's a little room with a double bed, not exactly a master, so i'd work on making that more clear in the description. The living room doesn't have enough comfy seating for five, but that's a little hard to fix. Overall, really nice though. Loved the spiral staircase. Dad spent a lot of time admiring the craftsmanship. Thanks so much-- in ten years in Sunriver, this is the first house we'd repeat based on what we got for the price. We were sad the screen door leading to the patio off of the dining area was so bent it could not be used. Because of the heat, lack of AC, and the mosquitoes, it was really needed. The floors upstairs in one bedroom had several groans and creaks. The kitchen was well stocked, but very small with limited space to put our own "essentials". We loved the hot tub and watching the deer, squirrels, ducks, and birds. Stayed for 8 days in June, 2008 Garage door was out of order and made it difficult getting in and out with bikes.The property manager was very prompt and helpful in solving the issue/ miscommunication of no A/C. Blankets were immediatly hung on the windows to keep the heat out (because there were no blinds)and fans were provided to help circulate the cool morning and evening air; the property manager was also very proactive in trying to find us a residence with A/C which we declined because we didn't want to pack everything up again and we just hoped the weather would stay cool that week.We will be extra careful next time to triple check any house we rent to make sure it has A/C and internet access as those are our only big requirements.The house is in a good location and has lots of natural shade which helped keep the heat down, but maybe the homeowners might want to consider putting retractable blinds in the windows above the loft and regular blinds in the front room windows and the dining room windows to allow renters to keep the home cool in the heat of the day and also keep the sun out of your eyes during dinner.Another suggestion for the homeowners would be not to have every single cupboard packed with pots, pans, bowls, etc. (You probably noticed when you came to clean that we reaarranged a couple of the kitchen cupboards so we could store our food supplies.) It meet up to all our needs and our kids needs. We hope that we will be able to make another trip back to Oregon soon. We appreciate everything you all did for us. It will always be a memorable place for us.
