Description
Situated on the private estate of the Domaine de Mazieras amidst over 100 hectares of open rolling farmland and woods. The facilities include a large heated pool and private tennis court.

A private drive leads through the estate and up to the house, where the accommodation is located in an independent part of the main house, with your own private gated entrance and court yard and terrace.

The estate comprises a working arable farm growing maize, sunflowers and corn, with walnut and chestnut orchards as well as managed and natural woodland.

The property dates back many centuries, in the private quarters of the owners accommodation a large stone fireplace gives the date 1694 carved into the stone lintel.

The estate lands spread out along the Valley de la Crempse with the River Crempse dividing the lower fields. Full of trout the river provides some good fishing.

INSIDE THE PROPERTY
Le Chasseur provides spacious accommodation for 8 persons in private and independent accommodation comprising of four double (twin) bedrooms and two bathrooms.

The house is approached around the property from the east side entering through gates into your own private courtyard with parking outside or in one of the barns. The courtyard on the south side of the building has a private terrace and outside table and chairs. It is completely private and screened from the part of the property occupied by the owners with a wall and fence.

From the courtyard a front entrance door leads into the large (60m2) open plan living area with ample seating for eight and two dining tables, wood burning stove and modern fully fitted kitchen, with dishwasher, gas hob, oven, microwave and fridge freezer.

Off the living area are two ground floor bedrooms, a bathroom with bath, shower, double hand wash basins and separate toilet, plus there is a second shower room with double hand wash basins and another separate toilet.

There is also a washing machine, dryer,iron and ironing board, plus a games room.

A passageway from the living area descends down stairs past the cellar to give direct access to the large (6 x 14 meters) heated salt water pool and poolside terrace. The pool is fully fenced and secure and is heated to a pleasant 26C from the end of April until the end of October. There is a solar shower and plenty of sun loungers.

Stairs lead to the first floor and a landing area with seating and two further double bedrooms. The first floor is in the roof space with sloping ceilings. All the beds are 90 x 200cm and bedding and towels are provided.

Additionally, there is gas central heating for the early spring and late autumn. Wifi internet is available and satellite TV with limited English channels, there is also a DVD player.

THE LOCATION
The Domaine de Mazieras is situated in a hamlet 3km from the charming village of Issac with Post Office, bar/cafe, restaurant and grocery. A 10 minute drive away is the market town of Mussidan with shopping, supermarkets, tourist office, restaurants, banks etc. The Domaine is situated between Bergerac on the River Dordogne and the River Isle to the north.

The Isle valley has been inhabited since prehistory and traces have been found of cave paintings near Sourzac as well as dolmens and standing stones. The Normans are reputed to have sailed up the Isle and ransacked the valley in the 9th century, pillaging many of the towns on the way, Monpon, Mussidan and the fortified abbeys of Sourzac and Saint Astier. To the north of the Isle lies the 50,000 hectare forest de la Double, a haven for wild life and containing a large lake at Le Jemaye which boasts artificial beach, water sports, nature trails, childrens play area, picnic tables, snack bar and restaurant, worthy of a day out.

Bergerac: To the south lies Bergerac with it’s pedestrianised medieval town centre with charming timber framed stone houses, quaint alleys and old squares. Here you can take a boat trip on a traditional flat bottomed Gabare from the ancient port on the banks of the Dordogne, take the little train on a guided visit of the town, or simply enjoy strolling about. You will find lots of interesting shops, museums and a variety of restaurants catering for all tastes and budgets.

ACTIVITIES
Walking on the large estate, trout fishing in the Crempse. Picking blackberries, figs, hazelnuts, apples and pears in season. A visit to the nearby Chateau de Montreal or the many other castles and museums in the area. Canoe trips on the Dordogne and l'Isle. At less than 45 minutes: boat hire, horse riding, golf, a museum, a zoo, a theme park, canoeing, pedaloes, boat trips, castles, gardens. Wine tasting and local products.

EXTRA ACCOMMODATION
For parties of 12 persons Le Chasseur may be rented along with the smaller gite La Tour which sleeps an additional 4 persons.
